Buy with Six Easy Steps!

Step 1 - What are you looking for?

Buying a home is the biggest purchase you will probably make in your lifetime. You want to partner with someone who can navigate you through the right steps! We will ask you a few questions and gather some documents in Step 1. 

Step 2 - Let's get you pre-approved​

At this stage, if you don’t have a lender already, we will team you up with our preferred lender source. They will let you know how much down payment they require, what your monthly payments will be and issue a pre-approval letter. 

Step 3 - Let's go shopping! ​

What an exciting time for you. Most of our clients look for homes on websites like Redfin and Zillow then let us know which homes they like after visiting the open house during the weekend.  Just shoot us an email or text with these homes and we will gather up the disclosures for you! 

Step 4 - Make an Offer

So you found the home you want to bid on? We will run some comparable homes in the area so we will have the best chance to be the winning offer! We will draw up the purchase contract and send it to you via electronic signatures. Once we get it back, we may want you to write up a letter to the seller, provide you proof of funds for your down payment and closing cost, plus we will add the pre-approval letter as well. We will submit the offer to the listing agent on your behalf and keep you posted! Fingers crossed.

Step 5 - Offer Accepted, Inspection Time

Congratulations, the seller accepted your offer! Now you will place your deposit into escrow (usually 3% of the purchase price). Also you are welcome to conduct your own inspections as well like termite, roof and home. The majority of the properties will have inspections already completed, but you can also do your own. If your offer got accepted with no contingencies, then the inspections you do will be for your own knowledge. The lender will also order the appraisal at this point and work with the escrow company to get any paperwork they need. 

Step 6 - Final Approval, Clear to Close

At this stage, we are approaching the finish line. The lender should clear your loan final. They will order loan documents and send them to escrow where you can sign. You will also prepare to bring in your cash to close. We will also conduct a final walk-through at your property to assure the home is in the same condition as you viewed it. The lender will fund the loan and escrow will record! Then we hand over the keys to you!
